What is Ejari and how does it work?

Ejari is a licensed rental service that allows you to lease residential properties in Saudi Arabia and pay your rent in monthly installments instead of upfront annual or bi-annual payments. We pay the full annual rent directly to your landlord, and you repay us over time. Ejari also manages the lease agreement and handles all legal formalities to make the process smooth and secure.

What is the calculated profit rate?

Your profit rate is personalized based on your credit profile, rental amount, number of payments to the landlord and contract duration. Once you apply, you'll receive a clear repayment quote that includes the total cost and monthly installment amount. We follow a strictly Sharia-compliant model and our profit rate ranges between 5%–17%.

To improve your rate, consider:

  • Maintaining a strong SIMAH score (600+)
  • Having minimal to no delinquencies on credit or telecom accounts
  • Choosing multiple landlord payment installments (e.g., 2 or 4 payments)
How can I apply?

Click "Get my quote" on the Ejari website or app. You'll receive an instant quote after submitting your ID and phone number. If you approve the offer, our team will guide you through the rest of the process, including lease signing and landlord coordination.

What documents are required?

Ejari uses your ID and phone number to automatically fetch your information — in most cases, no documents are needed. However, if your employment data isn't available through GOSI, we may request your employment certificate.

How does the leasing process look like?

Ejari prepares and manages the lease agreement as part of the service. Once your application is approved, we contact the landlord, draft the agreement, and handle the signing process.

Tip: If you speak to your landlord about Ejari in advance, the process tends to move faster and more smoothly.

How long does it take to make a decision?

Most decisions are issued within 24–48 hours after receiving your application. Some cases may take longer depending on complexity or missing data.

What is the duration of the contract?

Contracts are available for either 6 months or 12 months, depending on your preference and the landlord's terms.

Can I choose my payment dates?

Monthly payments are usually due on the same day each month, starting from your lease date.

How do I know if I am eligible to apply?

Eligibility is based on:

  • Employment status and income
  • SIMAH credit score
  • Your Rent-to-Income ratio (monthly rent compared to monthly income)

Ejari is available across all cities and regions in Saudi Arabia.

Can I use Ejari for commercial properties like offices or warehouses?

At this time, Ejari is only available for residential rentals. However, we're exploring options to support commercial properties in the future — let us know if you're interested.

Does the landlord have to agree?

Yes, landlord consent is required. We support you by handling landlord communication and ensuring all paperwork is in order.

Is Ejari reported to SIMAH?

Yes. Ejari reports your payment behavior to SIMAH (Saudi Credit Bureau). Timely payments help you build a positive credit history.

Is Ejari licensed?

Yes, Ejari is a fully licensed and regulated entity operating within the laws of Saudi Arabia (License No. 2200001825 from REGA).

Is Ejari Sharia-compliant?

Yes. Ejari's model and operations are fully Sharia-compliant and reviewed by the Shariyah Review Bureau (SRB) under Islamic finance principles.

What happens in case of late or missed payments?

We understand that unexpected issues can arise. If you miss a payment, we'll notify you and offer a short grace period. Ongoing missed payments may lead to SIMAH reporting, so we recommend contacting us early if you anticipate difficulties.

When will the rent be paid and when can I move in?

Rent is transferred to the landlord immediately after the lease is signed and the first payment is made. You can typically move in as soon as the payment is confirmed and the contract has started.
